Economic boom creates need for automated processes
Following the pandemic, remote work was more common in the region and people explored new opportunities to improve how they live and work. Over the past three years, the area has seen a tremendous amount of development and has grown from just a few HOA community buildings to several single-family homes and town homes. The number of full-time residents has increased during this time and the expansion shows no signs of slowing down; plans to build 200 more residences are expected to be completed in the next few years.
With no STR compliance process in place, this boom created the critical need to track rentals to ensure revenues are being collected and regulations are being followed. Additionally, the Durango Mountain Master Association oversees fee collection for some properties and not others. Purgatory sought a method to identify, track, and monitor which properties were being rented, how often, and for how long so the appropriate fees could be collected and reinvested into the area.

SOLUTION
Technology helps establish STR tracking methods
Using manual methods to identify STRs within Purgatory’s footprint — and their level of compliance with safety regulations — was nearly impossible. Implementing the digital Host Compliance solution allowed Purgatory to easily create STR policies, enforce regulations and safety guidelines, and collect revenues that are reinvested into the community. These policies are enforced on existing properties in Purgatory and are introduced to new homeowners as soon as they join the community.
RESULTS
Digital tools improve community experience
Once Host Compliance became part of the fabric of Purgatory STR oversight, the process resulted in strong, meaningful results for the community. The resort community quickly reached 99% compliance and the $320,000 in fees collected through Host Compliance were reinvested into community programs and benefits, such as a transportation app for homeowners to provide to guests while they are staying near resort property. Purgatory also used this additional revenue to provide extra events like concerts and barbeques and to purchase culinary equipment to help create memorable experiences for guests.
